A development in the heart of Pontcanna

New Kitchen, Extension and Balcony

In the heart of Pontcanna, this beautiful 3 story townhouse was split into two, until now. The owners are bringing it back into one amazing home.

CAN was commissioned to create a new kitchen and extend out to create a light filled dining and seating area with balcony above.

Working with the client, architects and structural engineers we redefined the existing space and created a new space! Light was important to the client, so we made two sides of the extension all glass, framing the outlook, with stunning effect.

 

Note: Project on-going. Phase 1 will complete end of 2024. Phase 2, to include the garden, will be completed in 2025.

What we did:

  • Gutted the existing kitchen area
  • Groundworks for new extension and existing kitchen floor
  • Erected a steel structure to support a balcony above the extension and large corner sliding doors below
  • Put in new insulated concrete floor
  • Put in zoned underfloor heating system
  • Poured a 60mm liquid screed throughout to create a level finish
  • Rewired kitchen and extension
  • Put in new wiring for garden lights, garage door and car charging port
  • Re-plumbed kitchen and extension to include a new combi-boiler
  • Fitted new kitchen window and 2 sets of large aluminium glazed sliding doors
  • Insulated and boarded throughout
  • Plastered throughout
  • Laid new oak floor in a herringbone style
  • Fitted new kitchen
  • Decorated throughout
  • Rendered exterior
  • Created the balcony laying coping stones and floor tiles

Timescale: 4 months

Budget (Phase 1): £160,000

 

This has been one of my favourite projects. Why? Because we’ve been able to add value. The clients are wonderful to work with, and they allowed us to make recommendations on design and materials to get the very best end result. These projects are never easy and they present challenges along the way, but together we have developed a special living place. The clients are very happy and this is what they had to say.
