60’s Townhouse Transformation Cardiff - Complete Refurbishment

A Unique Spot!

This property is one of a number of 1960’s townhouses built in a Llandaff cul-de-sac. Their unconventional look divide’s opinion but love them or hate them in my view they are amazing. Spread over 3 floors, the first two can each be completely open plan. No walls just uninterrupted space flanked by windows that span the width of the house. The light and space combined makes these properties unique and very liveable.

CAN was commissioned to redevelop two of these properties. This case study focuses on one which was a top to bottom complete refurbishment including a new roof, garden remodel and everything in-between.

Originally these properties had clear, defined areas spread over 3 floors. The ground was a garage and a utility area. The first-floor kitchen and sitting room. The second-floor bedrooms and bathroom. Working with the client we redefined the entire space!

We turned the ground floor into an open plan kitchen, dining and sitting area with French doors overlooking the garden.

We turned the 1st floor into one open living space and we reduced the bedrooms on the 2nd floor from 3 to 2 and fitted them out to include walk in wardrobe space.

We took this property back to its naked state and pretty much rebuilt it. New wiring, plumbing, underfloor heating, bathrooms, floors and more. It was a hugely satisfying project. This was mainly down to a great client who had the passion to do amazing things and a beautiful space that had all the potential.

What we did:

  • Gutted the property
  • Scaffolded both front and rear
  • Replaced the roof rebuilding it in many areas
  • Oversaw the fitting of12 solar panels and a 5.2kw battery
  • Replaced all external windows and doors with powder coated aluminium
  • Removed all ground floor internal walls creating one open plan kitchen and dining space
  • Removed all 1st floor internal walls creating one open plan living space
  • Remodelled the 2nd floor to create 2 large bedrooms and a bathroom (was 3 bedrooms)
  • Built master bedroom walk-in wardrobe
  • Build fitted wardrobes in bedroom 2
  • Re-built a fireplace chimney
  • Rewired whole house
  • Re-plumed whole house
  • Insulated throughout
  • Installed underfloor heating throughout the ground floor
  • Poured a 50mm liquid screed throughout ground floor to create a level finish
  • Renovated old maple floor replacing parts with reclaimed maple
  • Sanded and polished maple flloor
  • Plastered throughout
  • K-rendered parts of the exterior
  • Fitted and tiled 2 new bathrooms
  • Tiled ground floor
  • Fitted new kitchen
  • Decorated throughout (interior and exterior) including painting floors on upper level
  • Re-modelled the garden to include paving, lighting and Siberian Larch fencing

We brought in our structural engineer on this project who advised on all structural elements and specifications.

The most satisfying projects tend to be the most challenging. The hard work we all put in paid off and the results speak for themselves.  This is what the client had to say.
